Auction Ending Wednesday, December 5, 2018- Springfield, Ohio
REAL ESTATE:
Down Payment: 10% of final bid price as down payment due within 24 hours of the close of the auction. The down payment may be paid in the form of cash, personal check, business check, or cashier’s check. Checks will be made payable to Harvey Plus. The remainder of the purchase price is payable in cash at closing. NO buyer's premium will apply to the purchase of the real estate.
Acceptance of Bid Prices: Successful bidder is required to sign a Purchaser’s Agreement at the Auction site immediately following the close of the Auction. The Buyer’s obligation to close the sales transaction will not be contingent upon an inspection or Buyer’s ability to obtain financing. The earnest money will be nonrefundable. Sale of the property is conditional upon the seller accepting the final, high bid. Seller retains the right to reject the final bid.
Closing: Buyer has 45 days from the auction date to close.
Possession: At closing.
Title: Property is selling with good marketable Title.
Real Estate Taxes and Closing Costs: The Buyer shall pay all costs associated with the Closing of the transaction evidenced hereby. Ad valorem property taxes for the then-current tax will be pro-rated between the Seller and Buyer as the date of the Closing. All property taxes applicable to the property for prior tax years remaining unpaid at the time of the Closing shall be paid in full by Seller prior to or at the time of the Closing. All registered Bidders take full responsibility for their bidder’s number. Bidder numbers are nontransferable. All bids made by the holder of the number will be the responsibility of the registered Bidder. All sales are final. No refunds, reductions, returns, exchanges or charge backs! No Exceptions!
